Land purchase is the sale of an agricultural or other plot to a company at a pre-agreed price, with the contract certified by a notary. Motren buys land across Lithuania, especially plots bordering forest or already overgrown with self-seeded trees.

What determines the price of land

| Soil productivity score | The higher the score, the more valuable the arable land. Meadows and poor soils are assessed on other criteria. |
| Area and shape | Compact, regular plots are easier to work and therefore worth more. |
| Natural forest | On overgrown plots we value the timber too, so the price can exceed that of a bare abandoned field. |
| Access | Plots with road access are valued higher. |
| Drainage and wetness | A working drainage system adds value, waterlogged areas reduce it. |
| Lease agreements | An existing lease does not prevent a sale, but the buyer takes it over and prices it in. |
When it makes sense
When selling land is the right move
You inherited a plot but live far away and do not farm it. The land is abandoned and the municipality or the National Land Service reminds you of your duty to maintain it. The rent does not even reach a hundred euros a year, yet the taxes still have to be paid.
In such cases a sale is often the simplest solution: you receive the full amount at once and the land is put back into use.

Process
How a land sale works
Agricultural land may be subject to the National Land Service pre-emption procedure, which takes a few weeks. We handle it.

You send the cadastral number
Fill in the form or call. The cadastral number, or the plot location and approximate area, is enough.

We check the registers and inspect the forest
We review the Register Centre and forest inventory data, then inspect the stand, its condition and access free of charge.

You receive a substantiated offer
The price is calculated from real data and put in writing. No middlemen, no hidden fees, no pressure to decide on the spot.

Signing at the notary
We prepare all documents and book the notary. The full amount is transferred on the day the contract is signed.
Common questions
About selling land
Do you buy land that is leased to a farmer?
Yes. The lease passes to the new owner. We review the terms and duration before the sale.
What is the pre-emption right for agricultural land?
The law gives certain persons, such as co-owners or users of neighbouring plots, priority to buy land that is put up for sale. Notifications and deadlines are handled by the notary and the National Land Service, and we coordinate everything.
Do you buy small plots under 1 ha?
Yes, especially if they border forest or plots we already own. The price depends on location and condition.
Can I sell only part of a plot?
Yes, but the plot must first be divided and surveyed. We will assess whether it is worthwhile and help organise the survey.
