There is no such thing as an “unsuitable” forest. Only the price differs, and what we will do with the forest next: harvest, thin or let it grow.

Price

What determines the price of a forest

When valuing a plot we look at six main things. Indicative prices are covered on a separate page.

Standing volume (m³/ha)The main indicator. The more merchantable timber, the higher the price.
Species mixPine and spruce are valued highest, birch and black alder mid-range, aspen and grey alder lowest.
Age and maturityMature stands can be harvested right away, so they fetch more than young ones.
Access and terrainRoads, distance to tarmac, wet or boggy ground all affect harvesting and haulage costs.
Forest group and restrictionsFelling is limited in group II and III forests and protected areas, so the price is lower.
Plot size and shapeLarger, compact plots are cheaper to manage, so the price per hectare is slightly higher.

How a forest sale works

You send the cadastral number

Fill in the form or call. The cadastral number, or the plot location and approximate area, is enough.

We check the registers and inspect the forest

We review the Register Centre and forest inventory data, then inspect the stand, its condition and access free of charge.

You receive a substantiated offer

The price is calculated from real data and put in writing. No middlemen, no hidden fees, no pressure to decide on the spot.

Signing at the notary

We prepare all documents and book the notary. The full amount is transferred on the day the contract is signed.

What the transaction requires

We can obtain most documents ourselves; you only need to provide identification and proof of ownership.

  • Register Centre extract or the plot cadastral number
  • Forest management plan, if one has been prepared
  • Identity document
  • Certificate of inheritance, if the forest was inherited
  • Consent of co-owners or spouse, where applicable

Common questions

About selling forest

Do you buy forest that has already been thinned or partly harvested?

Yes. We assess how much merchantable timber remains and what the land is worth. Even a clear-cut with regenerating forest has a price.

Do I need a forest management plan before selling?

No, you can sell without one. If a plan exists it helps estimate volume more precisely and speeds up the deal.

What happens to the forest after the sale?

Mature stands are harvested under permits, and clear-cut areas are replanted within 3 years as the Forest Law requires. Younger forests are tended and grown on.

Can I sell forest that is mortgaged to a bank?

Yes, but the bank must consent. We help coordinate the procedure; the debt is often settled from the sale proceeds at the notary.

Will I pay tax on the sale?

It depends on how long you have owned the property and how you acquired it. Our selling guide summarises the rules; for your specific case we recommend checking with the State Tax Inspectorate.
